Application Process

This is the application process for our Non-Qualifying Lease Purchase Program. For rental application process see Rental Program under the Programs tab.

Follow these simple steps to lease purchase one of our homes.

1.      Contact one of our licensed leasing agents

2.      View and select the home of your choice

3.      Schedule an appointment with one of our agents.

During this meeting you will be signing an Option Money Agreement which is what our application is called. You must also bring the following items in order to complete the agreement:

1.      A valid photo I.D.

2.      Option money down and rent amount discussed

3.      All money must be certified funds i.e. cashier check/ money order/ Visa or MasterCard.

NO personal checks or cash will be accepted. NO one under 18 can apply as a party to a residential leasing agreement. Most applications can be processed in 24 hours. 

An applicant’s income should be at least three times the rental amount. As part of the screening process we verify employment references and salary.  For self-employed and non-employment income we verify sources and amounts.  Examples of verification of non-employee income are:  tax returns, bank and business references, government documents. The screening process also includes running a credit report on individuals and a joint credit report on married couples. We pull credit on all applicants. Your approval is not based on your credit score alone. We do review your credit history. We will also review your credit report with you at the lease signing and provide you with a copy of your credit report.

Once approved, you will be given the requirements for signing your lease purchase contract.
